What It Is

A clear record of how your gutters are actually performing

A gutter condition report is a straightforward, photo-based record of the state of your gutters and accessible downpipes at the time of our visit. It tells you what was cleaned, what was inspected, what we found and what we recommend, in plain language you can act on.

Blocked and overflowing gutters are one of the most common causes of water getting into commercial buildings. Left unchecked, restricted gutters and downpipes push water back under roof sheets and flashings, overload box gutters, and lead to staining, damaged fascias and internal water ingress. The problem is that most of this sits out of sight at height, so it is easy to ignore until a leak appears inside. A gutter condition report puts the real state of your roof drainage on the record, with photos, so the people responsible for the building can plan and budget rather than react.

CRM reports are designed for commercial and managed properties. They are practical visual reports for maintenance planning and records, not structural engineering documents. We focus on what can be seen and reached safely, describe it clearly, and back it with photo evidence. Reports are typically provided after a commercial gutter clean, so the findings reflect the true condition of the gutter line once debris is removed rather than what was hidden underneath it.

What's Included

What a CRM gutter condition report may cover

Every site is different, so the exact content depends on what is present and what can be seen or safely accessed. A typical report may include the following.

Work and access record

  • Areas cleaned during the visit
  • Areas inspected and accessible
  • Areas that could not be safely reached, noted clearly
  • Date of visit and site details for your records

Debris and blockages

  • Heavy debris build-up in gutters
  • Blocked or restricted gutters
  • Blocked or restricted downpipes where visible or accessible
  • Areas prone to repeat build-up

Damage and deterioration

  • Damaged gutter sections
  • Corrosion and rust
  • Joints, seams and outlets showing wear
  • Sagging or poorly falling gutter runs where visible

Drainage and overflow risk

  • Overflow risks identified during the visit
  • Box gutter concerns where visible
  • Outlets and rainheads that appear restricted
  • Areas where water may track back under the roof
Photos and Recommendations

Photo evidence and practical recommendations

Findings are backed by photo evidence so you can see the issue without going on the roof yourself, and each report finishes with practical, plain-language recommendations you can plan around.

  • Photo evidence of key findings
  • Plain-language description of each issue
  • Practical recommendations for maintenance planning
  • Separate rectification quote where appropriate

Why It Matters

Plan, budget and keep records with confidence

A gutter condition report turns a job that is normally invisible into something you can manage. Instead of guessing whether your gutters are coping, you have a dated, photo-backed record of their condition and a clear view of what needs attention now and what can wait.

For the people who look after buildings, that record does real work. It supports maintenance planning across a portfolio, helps justify and size a maintenance budget, and gives a documented history of when gutters were cleaned and inspected and what condition they were in.

  • Maintenance planning across one site or many buildings
  • Budgeting with evidence rather than guesswork
  • Records of cleaning and condition over time
  • Early warning of overflow and water ingress risks
  • A clear handover document for managers and committees

2

Clean and inspect

We attend site, clean the accessible gutters, then inspect the cleared gutter line, outlets and accessible downpipes.

3

Photograph findings

We record condition with photo evidence, noting debris, damage, corrosion, blockages and overflow risks.

4

Report and recommend

You receive a clear, photo-based gutter condition report with practical recommendations, plus a rectification quote where appropriate.

The CRM Difference

Backed by the roof safety experience of Connected Roof Safety

Most gutter cleaning businesses can clean a gutter and little more. CRM is backed by the roof safety experience of its parent company, Connected Roof Safety, so our team understands commercial roofs, working safely at height and roof safety systems. That experience shapes how we access your roof and how we report what we find.

It also means we can do more on the same visit when it makes sense for your site.

FAQs

Gutter condition report questions

What is a gutter condition report?

A clear, photo-based record of the condition of your gutters and accessible downpipes at the time of our visit. It notes what was cleaned and inspected, flags issues such as heavy debris build-up, blockages, damaged sections, corrosion and overflow risks, and gives practical recommendations. It is a practical visual report for maintenance planning, not a structural engineering certification.

Is the report provided before or after cleaning?

After cleaning. Clearing the gutters first lets our team see the true condition of the gutter line, joints and outlets rather than what is hidden under leaves and silt, so the report reflects the real state of the system once debris is removed.

Do you repair the issues found?

No. Repairs are not included. Where defects are found, we provide practical recommendations in the report and can prepare a separate rectification quote where appropriate. CRM is not a roofing contractor and does not carry out general roof repairs, roofing works or plumbing works.

Who are these reports for?

Commercial and managed properties, including schools, body corporates, councils, facility managers and commercial property owners. They help with maintenance planning, budgeting and keeping records across one site or a portfolio. CRM does not provide residential gutter cleaning.

How is this different to a roof condition report?

A gutter condition report focuses on the gutters and accessible downpipes, usually after a clean. A roof condition report is a broader practical visual report on the wider roof. Many clients arrange both together for a fuller picture of the roof and drainage.
